UKREiiF 2025: Where Innovation Met Inspiration.
UKREiiF 2025 delivered once again. Held in Leeds from May 20–22, the UK's leading real estate and infrastructure event brought together over 16,000 attendees, 60+ stages, and 1,250+ speakers for three days of industry-defining conversations.
The Big Themes That Shaped the Event.
Housing took centre stage, with Deputy PM Angela Rayner addressing delegates but providing little concrete detail about the upcoming spending review. The industry's appetite for clarity on future housing funding was evident throughout the three days.
Risk dominated conversations across panels and networking sessions. The consensus was clear: "There is no shortage of institutional capital to be deployed to deliver regeneration, but a distinct lack of de-risked sites in the market." This gap between available capital and viable opportunities defined much of the investment discussion.
The North showed unprecedented unity, with mayors launching the "Great North" initiative to unlock regional economic potential. From Tracy Brabin's transport ambitions in West Yorkshire to Kim McGuinness's £14bn investment pipeline in the North East, the message was clear: the regions are ready to lead.
Political undercurrents were felt throughout, with Reform UK's growing influence creating unease among public sector delegates about future development priorities, though the topic was rarely addressed directly in sessions.
Standout Moments.
The event showcased several breakthrough announcements: Chesterfield's £2 billion investment vision captured attention, Glasgow's innovation district initiatives highlighted Scotland's role, and the exciting launch of the London Pavilion marked a significant expansion for the event.
BNP Paribas Real Estate's data revealed Leeds as the UK's third-leading regional start-up hub, reinforcing the city's position in the innovation landscape.

fu3e. at UKREiiF: Our Biggest Year Yet.
This year, we brought our largest presence to Leeds Dock, and the response was incredible. Our stand (C40 in New Dock Hall) saw constant traffic, with live demos of our AI-powered platform drawing industry leaders and innovators throughout the three days.
The conversations were as valuable as the connections. One highlight? Our sales team member Teddy Andrews meeting rugby legend David Wallace over dinner - proving UKREiiF creates moments that go beyond business.
Every interaction, question and challenge shared at our stand is already shaping what's next for fu3e and the projects we support.
Looking Ahead: A Collaborative, Data-Driven Future.
The insights gathered from UKREiiF 2025 point to several key trends shaping the UK real estate landscape:
Sustainability as a Core Principle: Environmental considerations are no longer optional but integral to all development decisions
Digital Innovation: Technology platforms and AI-powered tools are becoming essential for efficient project delivery
Regional Focus: The North's coordinated approach to development is gaining momentum and investor attention
Risk Management: The industry is actively seeking ways to de-risk development opportunities
Skills Development: Long-term talent retention is becoming as important as immediate recruitment
The Future is Here.
UKREiiF 2025 reinforced that the future of UK real estate is collaborative, data-driven and full of opportunity. The industry faces challenges - political uncertainty, capacity constraints and risk management complexities - but the energy and innovation on display in Leeds showed a sector ready to tackle them head-on.
For fu3e, the event confirmed what we already knew: smarter decision-making, faster delivery and stronger partnerships aren't just nice-to-haves - they're essential for the industry's next chapter.
See you in 2026, Leeds. We'll be back with even bigger ideas.
